Agricultural Land Classification

Why use Northern Agri Consulting?

In 2012, Neil gained the BASIS Soil and Water Qualification, emphasising his understanding of how soil and water management impact on farming systems. in 2014, Neil gained BASIS Approved Trainer Status, meaning he was able to deliver the Soil and Water course and disseminate his knowledge across the wider industry.

What is Agricultural Land Classification?

Land in England and Wales is graded on its quality and ability to produce. This process grades land from grade 1 (Excellent quality agricultural land) to grade 5 (Very poor quality agricultural land). A provisional Classification survey was conducted prior to 1989, at which point updated guidelines were issued which included the division of Grade 3 into either Grade 3a or 3b.


When applying for planning permission to develop an area of land, consideration is made as to whether the land is good quality (Grades 1-3a) and should remain in agricultural production or less productive (Grades 3b-5) and suitable for development. 


In addition, at a strategic level Natural England has produced a Best and Most Versatile (BMV) Land map, which breaks England down into areas which are likely to have a low chance of being BMV and more suitable for development, as opposed to a high chance of being BMV and should remain in agriculture.

The ALC process

The 1988  Agricultural Land Classification of England and Wales guidance provides strict criteria on which to base an assessment of land against the definitions of Grades 1 to 5.


From initial background research on mapping and existing ALC reports that might exist, the process then requires a detailed on-site assessment of the land in question.


Climatic conditions, topography and soil texture can all have limiting effects on the quality of agricultural land.


Our process includes a detailed soil profile pit dug to 1.2m in each parcel of land assessed to gain an over-all understanding of the soil profile and texture, alongside individual soil cores taken to an ideal depth of 1m on a 1 core per ha basis. In each core we assess the topsoil depth, topsoil and subsoil textures and stone content.


Following the site visit, the data is processed to determine the land grade and written up with evidence to support the classification given.
